Block Management

CPS has over 20 years experience in property management. CPS's block management team is a combination of charatered accountants, RICS suryerors, property experts and quality contractors. CPS's provide 100% transparency and value for money service.

Services provided;

  • To act as company secretary and become the registered office for each company, and organise the signing of all necessary documents including leases, share certificates and any other documentation
  • To file all related documents to companies house on behalf of the company
  • To prepare a sales pack for selling/purchasing solicitors when needed to include items such as copy of insurance, accounts, minutes of meetings and share certificate when requested
  • To hold AGM's for every development once a year, and directors meetings on request, and to record minutes of these meetings
  • To recover all monies due in respect of service charge, and pursue all debtors up to and including small claims court
  • Prepare income and expenditure statements at the end of each financial year
  • Prepare anticipated budgets at the start of each financial year
  • Liaise with contractors and obtain quotes for any works necessary
  • Provide 24hr emergency contact number
  • Ensure that terms of lease are enforced

EPCs

Since 30 June 2008 Energy Performance Certificates (EPCs) are required to be made available for all properties marketed 'for sale' or 'to let'

What is an EPC?

An EPC is an energy rating similar to those found on new electrical appliances.

Buildings are rated (A-G), with an A rating being very efficient and resulting in lower fuel bills.

Legislation

It is the responsibility of the landlord / vendor to provide an EPC which is valid for 10 years. Failure to make an EPC available could result in a £200 fine.

Why are EPCs important?

From the 1 April 2010, new low energy homes will have no rates to pay for the first two years. Many people within the industry believe that this is the first step towards rates and CO2 emissions becoming linked in a similar manner as currently exists for road tax. Therefore in the future we will most likely all be forced to become energy efficient.
